Payment

Bookings will be confirmed upon receipt by Colkirk Cottages Ltd of the required deposit of 25% of the total cost of the holiday (minimum deposit payment of £100) comprising cottage rental and any additional charges – e.g. pets, bed linen.  If the booking is made within 4 weeks of the holiday commencement date, the full accommodation rental will required at the time of booking.

The balance is due 28 days before arrival.

Directions and information about the property, where to find the key etc will come to you automatically via the booking system two weeks before arrival.

Cancellation

In the event of cancellation the Hirer will be liable for the full cost of the holiday UNLESS the Owner is notified as follows:

  1. Up to 8 weeks before the start of the holiday.  In which case the Hirer will forfeit the deposit only.
  2. Less than 8 weeks before the start of the holiday and it is possible for the Owner to re-let the property.  In which case the deposit will be forfeited plus an administration charge of £25.  The balance will be returned to the Hirer.  In the property is not re-let  the Hirer will forfeit the full cost of the holiday.
  3. If the booking was made within 8 weeks of the start of the holiday and it is possible for the Owner to re-let the property.  In which case the deposit will be forfeited plus an administration charge of £25.  The balance will be returned to the Hirer.  In the property is not re-let the Hirer will forfeit the full cost of the holiday.
  4. In these uncertain time it is reassuring to know that if you are unable to travel to take your holiday because of a national lockdown, or because you are are put into a Tier where you are unable to travel, we will give you a full refund less an administration charge of £50.

It is strongly recommended that the Hirer is covered by Personal Holiday Insurance. 

Hirers Obligation

The Hirer is responsible for the property and is expected to take reasonable care of it.  All equipment and utensils, etc, must be left clean (including dog hairs) and tidy at the end of the hire period.

Minor damages or breakages will not be charged for, but the hirer agrees to pay for any more serious breakages, loss or damage to the property before departure.

To permit the Owner reasonable access to the property to carry out urgent maintenance.

At no time may more 4 persons occupy the property except by prior arrangement with the owner.

Pets Welcome

Pets are welcome at an additional charge of £25 per dog per week.(Maximum 2 dogs).  Where a pet is booked into a property it is the hirer’s responsibility to ensure it is not permitted on any furniture AND IS NOT ALLOWED IN THE BEDROOMS. The Owner reserves the right to make an extra cleaning charge if necessary as a result of accommodating a pet. You, as pet owner will be responsible for removing any evidence left by your pet. Please show consideration for future guests visiting after you have gone. Where it is advertised that the garden is enclosed this may mean there is a clearly defined perimeter, but it does not guarantee that the perimeter cannot be crossed by pets or children.

Caring for your safety

Every reasonable effort has been made to indicate the possible safety hazards in the property description.  However, it is the responsibility of the guests to inspect the property and the grounds immediately on arrival and note any possible hazards.  Check the layout of your property, so that in an emergency you can get out quickly and easily.  Please read and respect and warning/hazard/restriction notices that the Owner has placed in the property.

Smoking is not permitted in the property.

Arrival and departure times and other information

The property is normally only available after 3pm on the day of arrival and must be vacated by 10am on the day of departure please.

Bed linen and towels, bathmats, tea towels, mattress and pillow protectors, duvets will be provided. Please specify when booking which beds are required. If more than 2 visitors extra linen charge £20 per person.

Heating, logs, electricity and Wi-Fi are included in the rental price.

If guests leave items behind and would like them returned there is a charge of £10.

Future Bookings

The Owner reserves the right to cancel repeat bookings in the event that the property is left in an unfit condition on a prior occupation.
